First principles, rethought from the ground up
condium started as a spin-off of our own Hamburg-based real estate company, which was frustrated with the existing service offering for multi-unit portfolios. Learn the story behind condium and discover how that experience turned into our own AI-native property management concept.
01
condium started as a spin-off of our own real estate company, which holds a multi-unit portfolio of residential and commercial units. Managing our own portfolio, we experienced first-hand how little the existing service offering on the market lived up to what owners of larger portfolios actually need: long response times, opaque processes, and a lack of reliable, consolidated data for steering a portfolio.
02
That frustration with the available property-management offering for multi-unit portfolios was the starting point: instead of hiring yet another conventional property manager, we built condium — a team of real estate and technology experts who developed our own property management concept, built to meet the needs of owners like ourselves, not digitised after the fact but built around artificial intelligence from day one.
03
So we didn't start with an existing property-management software; we started from zero. Accounting, tenant communication, dunning, contractor coordination and reporting run on a platform we built ourselves — AI-first, from the first line of code. The agents handle the routine, not as an add-on but as the foundation. That is our promise: the AI does the grunt work so that we have time for what creates value for owners and tenants.
04
Because what a property management service needs to look like depends heavily on the size of the portfolio being managed. Anyone renting out a single apartment does well with case-by-case decisions, but with a portfolio of several hundred units that becomes a systemic problem: rent adjustments, maintenance, and communication can no longer be steered manually without quality and speed suffering. Larger portfolios therefore need a different kind of property management: structured, data-driven, and scalable.
05
For us, portfolio management doesn't mean losing sight of the individual unit: every rent adjustment or maintenance measure is both a local decision and a building block of the overall strategy. Drawing on our own experience as portfolio owners, we built condium for exactly this interplay, a system that thinks the unit level and the portfolio level together and makes both controllable.
06
On the landlord side, condium uses AI among other things to continuously check rent levels, operating costs, and maintenance needs and turn that into concrete proposals, on the tenant side it uses AI among other things to answer queries automatically and traceably. People stay where they count: decisions, escalations, and personal contact, everything else condium takes care of.
07
We don't think of property management as a cost centre, but as value creation: whoever manages portfolios on a data-driven basis spots potential earlier and acts on it consistently. Our ambition remains long-term: growing value for owners while creating a place worth living in for tenants, for us the two belong together.
